Hillwood's five-unit ‘Access @ Eastern Gateway’ development on Ipswich's Sproughton Road – the region’s premier industrial and logistics scheme – is set to benefit from even greater connectivity, with final infrastructure upgrades taking place from January until June 2026. The works include the construction of a new roundabout, along with cycle and pedestrian routes along Sproughton Road.

Hillwood’s fully-speculative, multi-unit Access @ Eastern Gateway scheme is part of Ipswich Borough Council's wider 'Eastern Gateway’ business park development. Hillwood acquired the eight acres of commercial development land from Ipswich Borough Council in mid-2023, and the scheme complements units developed on site for Amazon, La Doria and newly-opened MKM Building Supplies.

Hillwood celebrated the letting of Unit 5 in Autumn 2025, comprising 4,090 sq m (44,022 sq ft) of high-quality warehouse / logistics space, to national distributor, Cargo Move.
One further unit is formally under offer, leaving one final unit – Unit 4, comprising 4,877 sq m (52,491 sq ft) – available for immediate occupation.
