A new independent speciality coffee shop is set to open its doors at 33 Westgate Street, bringing a refined and experience-led approach to coffee in Ipswich.
Penn Commercial is pleased to be introducing Colchester-based Crema Coffee Shop to Ipswich’s main retail pitch, with the successful letting of this stunning Grade II Listed premises for a 10-year term – in what was formerly the Monsoon fashion store. This will be the company’s first outlet in Suffolk.
Crema Coffee has been based in Long Wyre Street in Colchester city centre for the past seven years, and is built around a passion for delivering exceptional coffee through precision, consistency, and global inspiration.

After years of exploring coffee cultures around the world and understanding how different roasting methods, origins, and brewing techniques influence flavour, the team has developed a process designed to produce what they believe is one of the best-tasting coffees available.
Crema Coffee's Adrian and Aaron, two brothers from Colchester, are leading the brand and day-to-day vision:
“We’ve taken inspiration from different coffee cultures and refined every step of the process,” says Adrian.
“From the way the beans are selected and roasted, to how the coffee is extracted and served, everything is designed to deliver a consistently exceptional cup.
“What sets Crema apart is its strong focus on coffee and attention to detail,” says Aaron.
“The shop uses advanced systems, such as Reverse Osmosis, to control water quality, one of the most important, yet often overlooked, elements of coffee, alongside precision milk technology to ensure perfect texture and consistency in every drink.
“While coffee is at the heart of our business, the shop will also offer a range of freshly-prepared food, made in-house every morning, ensuring quality and freshness throughout the day.
“The space will be designed to be welcoming and inclusive, including being fully dog-friendly, allowing customers to enjoy the experience with their pets.
“Ipswich is a growing town with a strong community feel, and we felt there was a real opportunity to introduce a true speciality coffee offering here,” Adrian explains.
“This is not just about serving coffee, it’s about creating a space where people can rely on quality, consistency, and a great overall experience every time they visit.
“With its focus on high-quality coffee, refined processes, and a welcoming environment, Crema Coffee Shop aims to set a new standard for speciality coffee in the area,” says Aaron.
Work will be starting shortly on a bespoke fit-out of the attractive town centre property, which offers a total area of circa 538.40 sq m (5,795 sq ft). Together with its charming historic curved frontage, the premises features a statement Listed decorative ceiling on the Ground Floor, which customers will be able to admire while enjoying a fine Crema coffee.
The coffee shop will be located on the high-footfall crossroads with Westgate Street and Museum Street, and is conveniently close to a number of public car parks, with a bus stop immediately adjacent.
Other occupiers in Westgate Street include Primark, Marks & Spencer, Clarks, JD Sports and latest newcomer, Lovisa. The street is also renowned for its ‘café culture’, with national operators Starbucks, Caffè Nero and latest addition, Jamaica Blue, on the Cornhill.
Rachael Jackson of Penn Commercial commented:
“We are thrilled to be welcoming Crema Coffee Shop to Ipswich, who we know will make an extremely positive impact on our town centre, and will help to rejuvenate the far end of Westgate Street.
“We can’t wait to see the results of their extensive fit-out in due course and look forward to sampling their delicious fayre and excellent hospitality when they open their doors for business.”
The new coffee shop at 33 Westgate Street is expected to open soon.
