Penn Commercial is delighted to have negotiated a 10-year lease of 29-31 Westgate Street – the former Tessuti luxury store – in Ipswich’s prime retail pitch to Barclays Plc, on behalf of its long-standing private client. Penn worked alongside national agent, JLL, acting for Barclays.
Barclays will be relocating from its current Princes Street headquarters, and will be basing its retail and corporate banking services on the ground and first floors of this stunning 1,305 sq m (14,044 sq ft) Grade II Listed building. The new branch will undergo an extensive fit-out, including the installation of an ATM onto Westgate Street.
Other adjacent occupiers include Primark, Marks & Spencer, Clarks, JD Sports, Starbucks, Caffè Nero and Lovisa – along with latest addition, Crema Coffee Shop, in next-door No. 33, which Penn Commercial also let for a 10-year term on behalf of the same client.
Rachael Jackson of Penn Commercial said:
“Barclays’ move to Ipswich’s main retail thoroughfare will have significant benefits for its customers, being close to parking and public transport connections, and will give the bank access to an even higher footfall area.
“This is great news for this part of Ipswich town centre, and will add to the recent excitement of Crema Coffee Shop opening its first Suffolk outlet next door in No. 33.
“As a local independent agent, based in Ipswich, we are committed to helping to attract vibrant retailers to our High Street, for the benefit of all residents and visitors, and we are looking forward to seeing the transformation of this building into Barclays’ new statement HQ in the heart of our town.”
Barclays’ extensive fit-out is due to commence shortly.
Penn Commercial is also marketing 12 Westgate Street – the former WH Smith / TG Jones – to let, on behalf of the same client. The property retains the attractive historic façade from the original Crown & Anchor Hotel, and provides extensive retail space on the Ground and First Floors, along with storage, staff facilities and ancillary space on the upper floors. The building can be let as a whole, or consideration could be given to dividing into separate units.
