Prologic Services Limited receives planning permission to develop Felixstowe lorry park

Penn Commercial is pleased to have assisted Prologic Services Limited to obtain planning permission for its 70-vehicle-capacity lorry park at Stratton Hall, near to the Port of Felixstowe, which was consented at Appeal in July 2026.

Penn Commercial has been working with the Promoter of the scheme, Ben Manley, Managing Director of Prologic Services, since 2018 to secure the options on the development land and to provide expert market demand forecasts to support the scheme.

The lorry park will comprise up to 70 lorry parking spaces and associated facilities, and is intended to accommodate Prologic’s own HGV fleet, as well as offering safe, secure and cost-effective parking for other hauliers, on fixed-term and short-term / temporary arrangements.

Ben Manley, Managing Director of Prologic Services Limited, said:

"We're delighted to have received planning permission for our lorry park at Stratton Hall. This has been a long time in the making – it has taken seven years of work to get to this point, and I'd like to thank everyone who has supported us along the way, including the team at Penn.

“There is a clear need for more lorry parking across the UK, and that need is even greater here in the East of England, where lorry parking surveys have shown facilities running at close to 100% utilisation. In practice, that means drivers are too often left with nowhere suitable to stop.

“Developments like this are needed to support the haulage industry as a whole, but just as importantly, they provide drivers with safe and secure parking and proper facilities, so they can take the rest they need. We look forward to bringing the site forward and playing our part in addressing that shortfall."

Jack Wilkinson, Director of Wilkinson Planning, who worked with Prologic on the planning application – and is also a Penn Affiliate Partner – commented:

“This decision sets a strong precedent for strategically located logistics facilities that directly support the Port of Felixstowe. Given the severe delays to determination and subsequent committee overturn, we are delighted to get this over the line for a very patient and deserving Client.”

Vanessa Penn, Managing Director of Penn Commercial, added:

“Congratulations to Prologic Services and everyone involved for being so proactive in promoting this important upgrade to our transport infrastructure, which will benefit both local, national and international hauliers and logistics providers.

“The county of Suffolk is playing an increasingly strategic role in the UK’s supply chain, and the development of associated lorry parking infrastructure to support the Port of Felixstowe, in particular, is long overdue – especially with the withdrawal of Orwell Crossing Truck Stop at Nacton in recent years.”
